Proposed development
KC Property Developments Ltd (In Receivership) intend to apply for retention permission and permission for mixed use development at a c. 1.27 ha site known as The View (Former Convent of Mercy Site), Main Street, Pembroke, Passage West, Co. Cork. The proposed development will consist of the retention and completion of 7 no. 5-bedroom detached houses; associated storm water and foul drainage services constructed; piping; ducting; cabling; retaining walls; boundary treatments; 1 no. ESB substation; access arrangements; internal access road and footpaths via The Back Road. Permission for Retention for the demolition of the former school buildings on Main Street including former school yard walls to corner with Chapel Square, outbuildings and temporary structures within the convent grounds and associated site clearance works, along with minor demolitions to rear of the convent building. Retention permission is also sought for the current existing ground levels on the site which have resulted from changes in ground levels due to site clearance work and demolition of structures on the site. The proposed development will also consist of the temporary retention of construction compound and security facilities in situ, which consist of 1 no. prefabricated site office (44.8 sq m), 3 no. shipping containers; site security construction hoarding along the perimeter of the site and temporary stabilisation structures for the former Convent Buildings. These temporary structures will be removed following completion of construction phase. The proposed development also consists of the provision of 6 no. 4- bedroom detached houses; Permission for the demolition of the former Convent Building (Convent Building A ) except for its front facade and some associated elements and demolition to the rear of Convent Building B. The stabilisation, conversion, renovation and internal reordering (including new structural frame and floors) of the former Convent Buildings to provide 31 no. apartments (19 no. one-bedroom and 12 no. two-bedroom units); with 500.1 sq m of floor space to be retained, and 1923.03 sq m of proposed new build in the area of Block A and to the west of Block B. The proposed development will also consist of the provision of a 4 no. storey town centre building accommodating 29 no. apartments (25 no. one-bedroom and 4 no. two-bedroom units) with 2 no. retail units (c.241 sq.m. in total) at Ground Floor Level, with associated bin and bicycle storage. The development will also include the provision of private, communal and public open space (including all balconies); internal roads and pathways; loading bays; bin stores; pedestrian access points; hard and soft landscaping; boundary treatments including the repair of some existing boundary walls; the provision of new surface water and foul drainage pipes and any associated pipe diversion works; new retaining walls; changes in level; services provision and related ducting, piping and cabling; electric vehicle charging points; attenuation tanks; SUDS; signage; the upgrading of the existing access from Main Street; public realm works including public lighting; PVs; and all site development and excavation works above and below ground. The total number of residential units proposed is 73 no. units.
