Proposed development

Large-Scale Residential Development (LRD). The proposed development will consist of the demolition of existing farmyard with associated agricultural buildings and the construction of a residential development of 229 no. residential units consisting of 194 no. dwelling houses and 35 no. own door access apartments and all ancillary site development works. The proposed 194 no. dwelling houses will include 6 no. 4 bedroom semi-detached dwellings, 149 no. 3 bedroom semi-detached/townhouse dwelling houses, 35 no. 2 bedroom semi-detached/townhouse dwelling houses and 4 no. 1 bedroom townhouse dwelling houses. The proposed 35 no. apartment units will include 34 no. 1 bedroom units and 1 no. 3 bedroom unit. 32 no. of the proposed apartment units will be provided in 6 no. two storey apartment buildings in southern areas of the site. The proposed development includes the partial demolition and restoration of an existing two storey farmhouse and ancillary building to the northeast of the site, which will accommodate the additional 3 no. apartment units. The proposed development includes a new vehicular estate entrance to Janeville from the Rock Road (L-2490) to the east in addition to the extension of footpath and public realm upgrades on Rock Road, permitted in Cork County Council Planning Reference 22/4809 to the south. Access to the proposed development will also be accommodated by the existing internal road network of Janeville and the permitted eastern Janeville estate entrance (permitted by Cork County Council Planning Reference 22/4809) and the existing western Janeville estate entrance from the Cork Road. Ancillary site development works include landscape and amenity areas, servicing and drainage proposals, bicycle parking, bin storage facilities and the installation of a noise attenuation screen along the northern boundary. The proposed development also comprises minor amendments to the permitted road and footpath networks of previous phases at Janeville to the south, (Planning References 21/5556, 21/5936 and 22/4809) to facilitate access to the proposed development. A Natura Impact Statement (NIS) has been prepared and will be submitted to the Planning Authority with the application. LRD Website : www.JanevilleLRD.ie
