The construction of a residential development of 44 no. dwelling houses and all ancillary site development works. The proposed development comprises 4 no. 4 bedroom detached dwelling houses, 4 no. 4 bedroom semi-detached dwelling houses, 27 no. 3 bedroom detached/semi-detached/townhouse dwellings and 9 no. 2 bedroom semi-detached/terrace/end of terrace dwellings. The proposed development provides for the alteration of the property boundary of an existing dwelling, the decommissioning of the existing septic tank and percolation area serving the dwelling and its connection of the sewer network serving the proposed residential development. Vehicular and pedestrian access to the proposed development will be provided from the L2063 to the north of the site with pedestrian access also provided from the L2020/Crossmahon Road to the south. 2 no. detached 4 bedroom dwellings will be accessed via a new entrance from the L2020/Crossmahon Road. The proposed development also includes public realm improvements comprising new footpath infrastructure, the provision of pedestrian crossing on the L2020/Crossmahon Road and all other ancillary site development works.

Permission was granted on 14 Jul 2026. Third parties may appeal within four weeks; after that the permission is final and works can start once a commencement notice is lodged.
