Proposed development

A service station development and new access road to the existing industrial complex (Phases 1 & 2 of a 3-phase masterplan development of subject lands). The proposed development includes (1) Phase 1 – provision of new access road to service existing industrial estates and relocation of existing ESB substation; (2) Phase 2 – construction of new two-storey forecourt building with 100sq.m retail shop, 76.51sq.m restaurant food prep area with 5.35sq.m drive-thru facility, 30.28sq.m deli food prep area, 112.26sq.m seating area including 7.32sq.m barista unit, plus offices, stores & toilet facilities at ground and first floor levels; (3) construction of forecourt layout including 4no. fuel pumps and canopy over to service cars and LCV’s, separated 1no. hi-speed fuel pump and canopy over to service HGV’s (with dedicated access lane) and 4 no. underground fuel storage tanks, (4) sale of specially prepared hot & cold food for consumption both on and off the premises from the restaurant/drive thru/deli food areas of forecourt building; (5) ancillary signage for development, both illuminated and non-illuminated; (6) all associated site works including bin compound and (7) boundary adjustments to tie in with council proposed services corridor link road. Phase 3 of the masterplan development will be subject of a separate planning application. Extension of Duration to Permission granted under Planning Ref. No. 19/5870
